Braemar Sheiling

Welcome

Braemar Sheiling Project

The Trustees (Executive Committee) of GIrlguiding Kincardine and Deeside County recently voted not to go ahead with the Braemar Sheiling Project.

After an all-day workshop considering options, there was a majority vote to discontinue the rebuild. This was due to a number of factors including the escalating cost of construction materials and inflation, as well as concerns from the units on the need for them to fundraise (which would be a requirement in grant applications to demonstrate user support.) Future liability of the property was also a consideration given the size of the County and the fact that the majority bookings would come from outwith the County.

We will now be instructing a solicitor to represent the County regarding the legal position of the land, and will also be returning grants and contacting donors. Please see the FAQs for further information.

FAQs
The Trustees (Executive Committee) of Girlguiding Kincardine and Deeside have become aware of concerns in the community of Braemar regarding our decision not to go ahead with the Braemar Sheiling Project.
We have put together the following information to answer some of the questions that have been asked.

What will happen to the land?                 The land was sold to Girlguiding by Cpt Nicolson of the Mar Estate. An ex-army hut  had previously been purchased and located on it, this became the former Guide Sheiling.         We are instructing a solicitor to represent Girlguiding Kincardine and Deeside, regarding the legal position of the land. It should be noted that there has been no active Guiding in Braemar for a considerable time, since the last leader moved out of the area and there were few girls in Braemar.

2. What are we going to do with the existing money raised?                                       Our County Treasurer will be working with the Braemar Sheiling group to ensure any grants specifically for the Sheiling are repaid, and we will also be, in time, contacting donors to return funds where possible. Please bear with us as this will take some time.

3. Why did we demolish the existing building?                                                            The building was becoming costly to maintain, had issues with damp due to lack of insulation and was not fit for the 21st century. In addition, the building no longer met the modern standards of accessibility. Please refer to the Architect’s Design Statement in the planning application.                                        https://upa.aberdeenshire.gov.uk/online- applications/applicationDetails.do?activeTab=documents&keyVal=PDLY4OCAJXY00

    4. Why not proceed with the project?                Sadly, Covid affected fundraising as grants were focussed towards Covid related activities and Girlguiding meetings were paused, so the wider membership was not organising fundraising events. In addition to Covid, fundraising has been affected by the Cost-of-Living Crisis, along with the costs of raw materials continually rising, which meant the overall cost of the re-build was becoming unachievable.

    5. Why not build a smaller building?

As part of the options considered for a re-build, a smaller building was costed, and it was not much less than the proposed building. Also, the majority of the funding raised was associated with a grant for an eco-building, so would not be available for a smaller, non-eco build.

    6. Why can it not be used as a campsite?

Girlguiding Kincardine and Deeside already has a campsite available for use and, following the original re-build survey (sent to members, users and the community),  survey respondents specified a desire for an indoor facility. It was known from the Sheiling annual bookings that there was a need for this type of  venue but as the fabric of the building became more run-down, users, including those  from Girlguiding, were choosing to go elsewhere.

If there are any further questions you would like to ask, please do not hesitate to contact Amanda Roberts, County Commissioner for Girlguiding Kincardine and Deeside, at the following e-mail cckandd@outlook.com
